Mr. Lopez first hired me in 2017, back then, the architectural drafting services provided consisted of plans for a two-story home addition (the green two-story structure on the left in the picture).
5 years later, in 2022, Mr. Lopez gets in touch again, this time he needs a draftsman immediately, his home had been visited by a city inspector; he was given a "stop work order". That said, the new project consisted of drafting a whole set of house renovation plans, coordinating with a Licensed Arborist, a Structural Engineer and The Bureau of Development Services of the City of Portland. The renovation plans were submitted for permitting via DevHub and approved in June of 2022. The whole design and permitting process for this project was achieved remotely via online.
Some clients only need a draftsman to design the plans and want to conduct the permitting process themselves, this project was the case.
Mr. Genauer did all the "legwork" with the City of Portland plan examiners and I responded to all the necessary changes for the approval of the project.
The Genauer Accessory Dwelling Unit consisted of designing architectural drafting sheets for an ADU (Accessory Dwelling Unit). My drafting services prompted the following sheets: Site Plan, Main and Upper Floor Plans, 4 Exterior Elevations, Foundation Plan, Framing Plan, Cross Sectional and Details. The lateral bracing requirements for seismic and wind-speed were provided by a structural engineer. The permit was issued by The Bureau of Development Services of the City of Portland in January of 2017 although the plans were designed in 2016.
The Baseel ADU was designed in the last months of 2021 and approved for construction in February of 2022 by The City of Milwaukie Oregon (a suburb of Portland Oregon).
In this project, I acted as the draftsman, and the project owner expedited the building permit.
The architectural drafting prompted the usual and typical sheets: Site Plan, Floor Plan, Foundation Plan, Framing Plan, Sections, and Details. The plans were designed to meet lateral bracing for seismic and wind speed applying the 2021 Oregon Residential Specialty Code (O.R.S.C. ).
